Jessi - AZ to KY - Possible Stops

    Jessi -

I know that you mentioned taking the northern route to KY and by-passing AR, but I saw this great spot off Interstate 40 that sounded like it might work for you.

If other states have similar parks that might give some additional resources on your move.  Or maybe other horse folks may share their favorite layover places?

Sorry, you are having such a problem with realtors.  Are you sure you want to live in KY?  I know several good realtors here in NE AR and property is down.  There are quite a few horsie activities here, too:  trail rides, rodeos, saddle clubs, etc.

But how exciting to finally get to go look at the possible houses!  Be sure to take pictures and notes when you are viewing the homes and don't let them rush you through.  Then when you go back to the hotel at night, you can review and discuss what you looked at.  May God guide you to the perfect home for your family!

VIC....you live in Arkansas? So do I, except I live over here on the NW side. See Jessi could have two stops on each side of the state with us! Big Smile

Hehe!  Great idea!  We would get to see all the new babies in person.

Unfortunately, I live in the very far NE corner about 5 miles from the MO border.  I am so far off the beaten path Jessi probably wouldn't want to detour by here.

Jessi, first it is not uncommon for R/E Agents to NOT call you back when you are out of their local area and especially if you are out-of-state.  They think you are blowing smoke.

I found that out when I contacted three R/E agents in Middle Tennessee.  Only one person called me back and she was a part time agent!  Well guess who got our business when we bought our land - lol

I wanted to forewarn you that I THINK Kentucky is one of the few remaining states that taxes personal property ---- like your furniture, your livestock, etc.  I could be wrong so ask about that.

Also, beware of "that perfect place that is cheap" maybe being full of sink holes.  While certain areas of Tennessee are full of sink holes, Kentucky has even more.  So be sure to ask the R/E agent about them.  They can easily "slide over" that fact in conversation, but if you ask them point blank and they lie, it will be bad for them when you go to court because a horse broke its leg in one.

Also, be sure to check the county's laws regarding  vehicle emission control, and things like wheel tax.  Every county is different in Tennessee.  My county does not have emission control and the wheel tax got voted down in a major way two years ago.  Yet Davidson County (Nashville) has both, and the fees vary from county-to-county that do have them.

If you are looking at bare property, be sure to ask if you have to have your neighbors sign a right of way for you to run water and power lines thru to your property.

I was used to OH and PA where the utlities TELL YOU where the lines are going thru whether you like it or not.  Here in Tennessee, if your neighbor doesn't sign off on water and power rights-of-way, you could find yourself lugging water and using a generator.

Moving can be a very exciting thing when it's your dream come true.  I am just trying to think of things you might not have, so your dream doesn't go southSmile

KY does do emissions testing (they started in the late 90's) but do not do vehicle inpsection like NC does.  They also have a state income tax (which TX and TN do not -- spoiled me for four years!).  Definitely check up on sink holes -- like TN, KY has a lot of karst geology, which means we have a ton of cool caves (definitely go see Mammoth Caves) but also means there are a lot of holes underground for the top layer to fall into!  One of the members of our eventing group here in Area II just lost a young filly because she fell in a 10-foot sinkhole in her pasture that was hidden in some trees and they weren't able to find her for 24-hours.  Very sad....sinkholes bad!

Bummer!  Well, at least you can still look around and get a feel for the area while you are in KY for the Breyers thing.  Maybe, this will give you a better idea of what area to look in.  Hope you have a wonderful trip!

Thanks! I'm enjoying it so far. After 3 hours sleep in two days, we're pretty tired today (first day here, we left 11pm az time monday and with tmie change and layover, got to ky at 9am tues). Didn't plan anything for today since we knew we'd be tired, but we went to the Louisville zoo and had a great time. Then to the hotel where we fell asleep, so now I'm not tired at night of course lol! Tomarrow we're going to the Ky Derby museum and exloring the Louisville area, my friend from Tn is driving up for dinner. She doens't want to drive to Lexington area as it's further, so we'll hang out here for her. Then the next day we're exploring the areas we've found homes we like, oh and going on a Ky Horse Farm tour  in the morning :)

I am so glad you are having a good time. I would love to go to a KY Horse Farm tour. I think that would be awsome. Good luck in the home department. Take some pics out there if you have time. I would love to see them.
