    Found the house I want in Ky!

    ARGH I had something ALL TYPED OUT AND IT LEFT ME!!! Hit a wrong button, not even sure what I did :(

    Ok, I'll try again... SIGH!!!

    Alright... so I found the house I want in ky... and Craig agrees. And it's perfect with my dad, too: he plans on moving to Ky when we do, and getting a trailer or small modular on our land. He'll live there free (other than his expenses and utilities) in exchange for being our handyman and maid, a good deal to us ;)
    So, dad has been living in my sister's Az house (she lives in her house in Co). Her Az house just sold, so dad is shopping for a house here to buy. To me, that doesn't make much sense in that he'll have to sell that again when we move. BUT he needs a place to live before ours is sold (and not even up for sale yet) so there's really no other option (he refuses to rent).
    So I'm hoping somehow this can work. If dad and I can buy the house together, he can use the money he is planning on putting down on his house for this one, we can move all the indoor animals there (maybe horses too) and two of us (out of the three: dad, Craig and I) can move there, the other stay here (or 1 there and 2 here, whatever) and get this up for sale. Wouldn't take long to get it ready if the dogs/cats aren't here. We can sell this for below appraisal and still be equal or, more likely, above the cost of the Ky house. Then we can take the money from this house and put it into the house in Ky, and other than the down payment and monthly payments until this sells, dad will live there for free still. So, to me, it's perfect ;)
    Still need to talk to dad. Mentioned it to him, but he had to go b/c he was golfing with his buddies. He's goign to call me when he gets home.
    My friend is a realitor in Az, so I'll likely see how long she thinks it'll take my house to sell, and get more info on the Ky house. Oh, dad would go see it before buying it if he goes with my idea. And we're goign to Ky in July.
    Craig's sister is a mortgage lady, so he's going to talk to her today.

    Ok, here's the description and some photos...

    Triplex home has three rentable units or can be converted back to one large home. The home has a four bedroom 2.5 bath; a 2/3 bedroom, 2 full baths and an upstairs large one-bedroom, 1 bath apartment. Also there is a separate studio apartment behind the house w/carport. Indoor arena 60 x 120 is attached to a 32 stall barn. All stalls are 12 x 12 or larger. Property also has a covered round pen, tack room and additional storage shed. Property was used for a successful horse breeding and boarding facility. Fence repair is needed in a couple paddocks. Property is located between Morehead and Olive Hill on US 60. Buyer to satisfy themselves as to square footage and acreage. Square footage and acreage is an approximation with no guarantees. Call owner/agent for detail. Motivated seller. Possible owner financing and/or lease/option.

    Maybe this is the round pen?

    Thanks, I sure hope so... I'm reasearching the county right now... It's further from Lex than we were hoping to find, but not too much further, and worth it with the barn and indoor! ;)

    Soo... I just spoke with my dad. I really thought he would be dead set against the idea, but was hoping he'd at least think about it.

    To my surprise, he's for it!!! He said he'd rather NOT buy a house here in Az ;)  So I have to research everything (mortgage, selling this, ect).

    He said he'll use the money he got from selling his previous home as the down payment. Then the money he's getting from my sister (she owe'd him) and money he got from his mom (she recently died :( ) he will use to help get our house ready to sell and to help pay the mortgage on the second house.

    We agreed to send Craig, the dogs, and the cats (and bunnies and chinchillas I guess) to Ky with as much of our stuff as we can. Craig can find a job and take care of them. Dad will move in with me here in Az to get the house ready to sell. Once it sells then the horses and us will move to Ky.

    Sure hope it works out! Oh yeah, dad agreed to fly over to Ky to see the house if all else sounds like it will work :) Then in July (4 weeks from now) Craig and I can go see it. I trust my dad that if he thinks the house is fine, we can buy it before we go out there.

    I'm excited!!!

    Sounds great!!! Hope things go smooth for yaBig Smile.Do you have alot more space at this place?It's nice to have family around, do you you have plenty of help? That's nice you have people with experience to help you with all the details.

    Thanks :) Yup, tons more room :) House is much bigger, land is much bigger... Horses will love having turnout with GRASS!!!! It's not enough to sustain them on grass, we'll still have to feed hay... but we do that here, so no difference... but there they'll be able to graze some while turned out :)

    We determined I'll live there, Craig and dad will come back to Az and get the house fixed up, then they'll move out there, too. I want to take as many minis as I can fit in the new trailer with me, then we'll worry about getting the rest of them hauled out there.

    I talked to Craig's sister, and she said we can try to get a mortgage for it as a second home. Waiting on dad to call me back to set up a time with Jill to sit down and figure it out. I also emailed a realitor in Ky for more info on the house :)

    I am SOOOO excited for you!  (Although I want to come in and paint a couple of the rooms...Wink)  BUT THAT ARENA!! YEAH!!.  My David is musing KY too, tho he's never been there.  I'm holding out for COLO.  Hey, I'd miss you at the Rose Parade, but onward and upward!

    LOL such as the green room??? And is that carpet under the stove?!?!?! LOL!!!

    Ky is WONDERFUL!!! I love it much better than Co :)

    My job and the drill team are what I will miss a lot...

    Wow, Jessi!  Colorado is pretty hard to beat, but Kentucky sounds like a winner too!  The house, barn and even covered round pen look wonderful!  I would be excited too!  Best wishes that everything goes smoothly!

    PS.  Can some of us hang out at your place for the 2010 FEI World Equestrian Games?????  Please???

    Well of COURSE! I always said my goal was to live there before the WEG lol!!! Ky Horse Park is prob an hour and a half ish from there. So might not be the best place to stay but great to come visit ;) But I wouldn't be opposed to having some house guests or people staying in campers there if you guys wanted! It would be fun! :)

    WooHoo!  I hope all your dreams work out.  This place in KY sounds great.  How much land comes with that?  Be sure to ask about the zoning, neighbors, schools, taxes, etc.  (Used to be a real estate agent Wink )

    It's only 5 acres, but that;s a lot more than I have now ;) And with the way it's set up, I"m ok with less than originally looking for.

    Thanks for the tips! What do you mean ask about zoning (what should I ask?). I don't care about schools, we're not having kids. Taxes is something Craig's sister told me to find out. Anything else?

    OMG, I love it. What a great find!!!! Since the place has a studio apartment on site already, will you dad move into that instead of putting on a mobile?? Save ya some pasture space/money if he does. The house looks great. I love the french doors. I agree with a touch up on some of those rooms. LOL. How long has it been vacant?

    You'd have to see if it's still zoned for animals. Just because it was at one time, does not mean that it still is. Will you take on boarders? Make sure you have all that legal stuff taken care of too if you do. Your horses will be so dang happy there. That indoor is wonderful. What do the stalls look like? Oh yeah, where is the water coming from? Well or town water? Gotta make sure you have enough. LOL

    I have my fingers crossed that everything will work out for ya.
